Commercial Metal Building Structures – Panama City Beach, FL

Commercial Metal Building Structures

Aloha Construction in Panama City Beach, FL admits there are numerous steps involved in erecting your metal building. The first and most important decision should be what purpose this commercial metal building project will be used for. The property owner must be able to either relate their ideas to one of our trained personnel for Aloha Construction to put together a structural and architectural design. While the process can be seemingly tedious and confusing at times, completing each one of these steps is essential to the assembly of your metal building. Before you decide to purchase a metal building, you should be aware of the steps involved to erecting it.

Step 1: Site Preparation
Undeveloped land is often following its natural contour. Building on a steep slope or on an uneven surface can create serious problems for the stability of your structure. Land grading involves heavy equipment and a precise understanding of how to engineer a site to prevent erosion and runoff that could threaten your new installation—or surrounding buildings and landscape features. The proper drainage and a level space for construction sets up your installation to progress smoothly.

Step 2: The Foundation
The foundation is one of the most important elements of erecting your commercial metal building. You will need to view the engineered instructions to find out where your anchor bolts will be placed in the foundation. You will need footer engineering to insure your concrete foundation meets all required Florida building codes.

Step 3: The Framecommercial Metal Building panama city beach fl
The first part of the framing process begins with the I-Beam columns and the rafters. As these buildings are “pre-engineered,” all the pieces will be pre-cut, punched, and welded for you. There is special situations that do involve retro fitted custom millworks on site. These beams are going to be the heaviest and most essential pieces to the construction of your metal building. Construction Begins

supervising building project panama city beach flAloha Construction begins each build out by determining the scheduling of different phases of a project based on establishing special material orders and labor deadlines that can occur. Supervisors often negotiate contracts with vendors, contractors and other workers. The securing of building permits and licenses and delivery of materials and equipment to construction sites also might be issues that must be addressed initially.

As a project continues, construction managers typically confer with supervisors or other managers to monitor construction progress, including worker productivity and compliance with building and safety codes. Because they must ensure that a project is completed according to schedule, managers must resolve problems that arise due to inclement weather, emergencies or other issues that may cause delays.

Commercial Final Budget

commercial contractor panama city beach budgetThe documents and drawings for the project are now complete and construction cost can be finalized by finished plans. Typically, with a project of any complexity the architect/engineer could advise a cost plus to build out. The other option could be a lock and key cost contract with less complex drawings. This also protects the interests of the General Contractor and Property Owner and the integrity of the design. The architect/engineer reviews the invoices and makes recommendations on overall costs and scheduling with the General Contractor performing the build out project.

If you have any questions on the options that exist please feel free to contact us.  We are flexible and have worked with out clients [Read more…]

Preliminary Analysis Site Visit

The architect will have to establish an initial site visit, review the existing conditions and take as-built measurements for plan setbacks, parking and common areas.  A set of build out plans are created, and a copy is given to the homeowner for their preliminary view. These are simple floor plans and exterior elevations – a minimal set showing what currently exists on site and nothing more. A surveyor is typically contacted at this stage and scheduled to produce a site survey – this survey is eventually incorporated into the build out documents.

The Architect/General Contractor visit the city/county building planning and department to review applicable records which may include build out drawings of an existing structure previous surveys; public records such as previous liens on the property. The architects gather information from state and city agencies regarding specific land use zoning and building [Read more…]
